Clarion Partners Europe Acquires Two Dutch Distribution Centres for €50 Million

Clarion Partners Europe has acquired two fully let distribution centres in Eindhoven and Tilburg, the Netherlands, in a combined transaction valued at €50 million, further expanding its footprint in the Dutch logistics real estate market.

The Eindhoven asset, located in the Nieuw Acht/GDC Eindhoven Acht business park, comprises approximately 17,000 sqm of warehouse and office space. Built in 2020 and BREEAM In-Use Very Good certified, the property is fully leased to a Dutch fresh produce wholesaler and benefits from direct access to the A2, A50 and N2 motorways, as well as its proximity to Eindhoven Airport. We advised the seller on the transaction, while Loyens & Loeff, Grant Thornton and Arcadis advised Clarion Partners.

In Tilburg, Clarion acquired a fully let distribution centre of 16,226 sqm, completed in 2019 and BREEAM Very Good certified. The building features LED lighting and solar panels, and offers strong connectivity via the A58, A65, A67 and A2 motorways. Houthoff, Arcadis and Cushman & Wakefield advised on the Tilburg deal.

Both acquisitions align with Clarion Partners' strategy of targeting generic, well-located assets in key logistics markets with strong ESG credentials, aimed at generating resilient income for investors.
