Skier visits reached a record 399 million worldwide last season*, 168.5 million of them in the Alps. Demand for the world’s leading mountain destinations shows little sign of slowing. Price performance, though, is increasingly uneven. The Alpine Report 2026 shows a market that is still strong, but where each resort’s own fundamentals decide the winners.

A few of this year’s headline findings

  • Davos (+14.5%), Andermatt (+12.5%) and Cortina d’Ampezzo (+10%) top this year’s Mountain Property Price Index. Each has its own story: snow reliability and rental yields in Davos, an exemption from Switzerland’s restrictions on second homes in Andermatt, and an Olympic boost in Cortina.
  • Prime prices across Swiss resorts are 29% higher than five years ago, compared with 12% in France. Gstaad remains the most expensive resort at €44,440 per sq m.
  • Almost 18 percentage points now separate the strongest and weakest resorts in the index.
  • France is attracting a wider range of buyers, including Benelux, American and Gulf buyers and the first serious demand from Asia. Courchevel Village (+6.1%), Courchevel Moriond (+5.2%) and Val d’Isère (+5.0%) lead the way.

Themes shaping the year ahead

The report explores the rise of the “second season”. Summer flight schedules into five mountain gateway airports are expected to reach 92% of winter volumes. Switzerland now records more hotel nights in summer than in winter. Heatwaves elsewhere in Europe, flexible working and the growth of hiking, cycling, wellness and dining are turning ski homes into year-round bases.

It also addresses climate change. Average Alpine snowfall fell by 34% between 1920 and 2020, yet visitor numbers and prime values in leading resorts continue to climb. Investment in snowmaking, lifts and slope management is creating a premium for resorts with the altitude, scale and resources to adapt.

The Alpine Report 2026 includes the full Mountain Property Price Index, a look at up-and-coming resorts, insights into the growing rental market, and an at-a-glance guide to the world’s leading mountain destinations.
